For Egyptian investors the strongest argument for Dubai is currency as much as yield: rent is collected in dirhams pegged to the US dollar, held outside local currency risk, and taxed nowhere in the UAE.

Many of our Egyptian clients are already working in the Gulf and buying from a GCC salary, which makes payment scheduling simpler and mortgage options wider.

Hard-currency income

The dirham has been pegged to the US dollar at roughly 3.67 for decades, so Dubai rent is effectively dollar income. Well-selected apartments have been letting in the 6–9% gross range, with net typically 1.5–2.5 points lower after service charges and management. Estimates from comparable achieved rents, not guarantees.

Budgets and payment plans

Studios and one-bedroom apartments in established rental districts are the common entry point. Off-plan plans typically start at 10–20% on reservation with the balance staged through construction and at handover, and some projects extend instalments past completion.

Staged payments let buyers convert and transfer funds over time rather than in a single lump sum.

Residence for the family

A property with a registered value of at least AED 2 million currently opens the route to a renewable 10-year UAE Golden Visa with spouse and children sponsorship — for families already in the region, often the deciding factor. Requirements are set by UAE authorities and can change.

Yes. Buyers of any nationality can own property outright in Dubai's designated freehold areas, and UAE residency is not required to purchase.

Is Dubai rental income paid in dollars?
