For South African investors Dubai is usually part of an offshore allocation: dollar-linked rental income, a market with no annual property tax, and an asset held outside rand exposure.

The practical constraint is not the Dubai side — it is externalising funds within your annual allowances and doing it with the right clearance in place.

Externalising funds

South African residents may invest offshore within the single discretionary allowance and the larger foreign capital allowance, the latter generally requiring approval and tax compliance status from SARS. Allowances are per individual per calendar year, so couples often combine them.

Staged off-plan payment plans align naturally with annual allowances. Confirm current limits and clearance requirements with your bank or tax practitioner — we are property advisors, not exchange-control advisers.

Yield and currency

Well-selected Dubai apartments have been letting in the 6–9% gross range, with net typically 1.5–2.5 points lower after service charges and management. Estimates from comparable achieved rents, not guarantees.

Because the dirham is pegged to the US dollar, the holding functions as dollar-linked exposure rather than another emerging-market currency.

Purchase costs

Budget a 4% Dubai Land Department transfer fee plus roughly 2% for agency, registration and trustee costs, and annual service charges commonly quoted at AED 12–25 per square foot depending on the building.

Completing from South Africa

The whole purchase can be completed without flying to Dubai. Reservation and sale agreements are signed digitally, funds move by international transfer into a developer escrow account or an NOC-cleared trustee, and title registration can be handled under a notarised Power of Attorney.

Dubai runs two hours ahead of South Africa, so scheduling calls and live walkthroughs is straightforward.

Questions, answered

Dubai Property Investment for South African Investors — questions investors ask

Can South Africans buy property in Dubai?

Yes. Buyers of any nationality can own Dubai property outright in designated freehold areas, and UAE residency is not required.

How much can a South African invest offshore in Dubai property?

Offshore investment is made within the single discretionary allowance and the larger foreign capital allowance, the latter generally requiring SARS tax compliance status and approval. Allowances are per individual per calendar year — confirm current limits with your bank.

Do South Africans pay tax on Dubai rental income?

The UAE does not tax rental income or gains, but South African residents are taxed on worldwide income and normally declare foreign rent to SARS. Take advice from a South African tax practitioner.

Is Dubai property a rand hedge?

Rent and capital value are denominated in dirhams, which have been pegged to the US dollar for decades, so the holding provides dollar-linked exposure. Property values themselves still move with the Dubai market cycle.

Can I buy without travelling to Dubai?

Yes. Contracts are signed digitally, funds move to escrow or a trustee, and registration can be completed under a notarised Power of Attorney.
