The practical constraint is not the Dubai side — it is externalising funds within your annual allowances and doing it with the right clearance in place.
Externalising funds
South African residents may invest offshore within the single discretionary allowance and the larger foreign capital allowance, the latter generally requiring approval and tax compliance status from SARS. Allowances are per individual per calendar year, so couples often combine them.

Yield and currency
Well-selected Dubai apartments have been letting in the 6–9% gross range, with net typically 1.5–2.5 points lower after service charges and management. Estimates from comparable achieved rents, not guarantees.
Because the dirham is pegged to the US dollar, the holding functions as dollar-linked exposure rather than another emerging-market currency.
Purchase costs
Budget a 4% Dubai Land Department transfer fee plus roughly 2% for agency, registration and trustee costs, and annual service charges commonly quoted at AED 12–25 per square foot depending on the building.
Completing from South Africa
The whole purchase can be completed without flying to Dubai. Reservation and sale agreements are signed digitally, funds move by international transfer into a developer escrow account or an NOC-cleared trustee, and title registration can be handled under a notarised Power of Attorney.
Dubai runs two hours ahead of South Africa, so scheduling calls and live walkthroughs is straightforward.
