Dutch investors usually come to Dubai from a market where residential yields have been compressed by price growth, transfer tax and tightening rules on private landlords. Dubai's appeal is a higher gross yield with no annual property tax and no UAE tax on rent.

The offsetting factors are real: Dubai is developer-led and more cyclical than Dutch residential, and your Dutch reporting duties continue regardless of where the asset sits.

Yield compared with Dutch residential

Dutch buy-to-let has commonly produced gross yields in the 3–5% range before costs, with rent regulation limiting upside on much of the stock. Well-selected Dubai apartments have been letting in the 6–9% gross range, net typically 1.5–2.5 points lower after service charges and management. Costs in euro terms

Budget a 4% Dubai Land Department transfer fee plus roughly 2% for agency, registration and trustee costs — around 6% in total. Annual service charges are typically quoted at AED 12–25 per square foot depending on the building; we obtain the actual figure before you commit.

Entry-level investment apartments in established districts commonly start around EUR 100,000–150,000, with the AED 2 million Golden Visa threshold near EUR 500,000 at prevailing rates.

Box 3 and Dutch reporting

The UAE taxes neither rental income nor capital gains for individual owners. Dutch tax residents generally declare foreign real estate within the Dutch system, with the Netherlands–UAE double taxation agreement determining treatment and relief.

Buying from the Netherlands

The whole purchase can be completed without flying to Dubai. Reservation and sale agreements are signed digitally, funds move by international transfer into a developer escrow account or an NOC-cleared trustee, and title registration can be handled under a notarised Power of Attorney.
