For investors in Singapore and Hong Kong the arithmetic is unusually clear. Additional buyer's stamp duty on a second Singapore residential property runs to a large multiple of Dubai's total transaction cost, and Hong Kong yields have sat in the low single digits.

Dubai charges a 4% transfer fee regardless of how many properties you own, taxes neither rent nor gains, and has been letting well-selected apartments in the 6–9% gross range. The trade-off is a younger, more cyclical market.

Entry cost, side by side

A Dubai purchase costs roughly 6% all-in: the 4% Dubai Land Department transfer fee plus around 2% in agency, registration and trustee costs. There is no surcharge for foreign buyers and no penalty for owning multiple units.

Annual service charges of AED 12–25 per square foot are the main ongoing cost, and they vary enough between buildings to change the net yield materially.

Yield-led allocation

Most clients from Singapore and Hong Kong are not looking for a second home — they are looking for income and diversification away from a single high-priced market. Established apartment districts with moderate service charges usually do that better than trophy addresses.

Rental figures we quote are estimates based on comparable achieved rents in the same building or community, with the basis stated.

Residence as a by-product

A property with a registered value of at least AED 2 million currently opens the route to a renewable 10-year UAE Golden Visa, with family sponsorship — useful optionality for families considering a regional base. Requirements are set by UAE authorities and can change.

Buying remotely

The whole purchase can be completed without flying to Dubai. Reservation and sale agreements are signed digitally, funds move by international transfer into a developer escrow account or an NOC-cleared trustee, and title registration can be handled under a notarised Power of Attorney.
