A Grade A office for owners who want to stop renting space.
Berkeley Tower is Ellington Properties' largest commercial project so far: a 60-storey tower with offices from a single 1,132 sq ft suite up to whole floors and multi-floor headquarters.
Five levels are given over to amenities: three dedicated amenity floors plus the ground and mezzanine. That means co-working, business lounges, meeting rooms, a clubhouse, fitness studios and landscaped terraces inside the building your team already works in.
It suits two buyers: a business that wants to own its premises in Business Bay, and an investor who wants a Grade A office to lease to a company tenant after completion.
- Freehold title in your own or your company's name
- Beside Business Bay Metro, off Sheikh Zayed Road
- Robotic parking and double-decker lifts
- 70/30 plan: 30% paid on completion

What to check when buying an off-plan office.
- Total cost, not just price. Add the 4% Dubai Land Department fee, registration costs and, on most commercial sales, 5% VAT. The service charge here is AED 24 per sq ft a year.
- Owner use or lease. If you plan to lease, we look at current Business Bay office rents and tenant demand for your size of unit. We don't promise a yield before completion.
- Floor and view. Prices change with height and outlook, so compare two or three units before you pay the booking amount.
- Dates in writing. The handover date that counts is the one in your sale agreement.
Floor counts, sizes on Levels 1–10, the service charge, payment plan and drive times are from Ellington's project page. Prices, upper-floor formats and handover are from launch material shared with agents and may change. Images are developer renders.

How much is an office in Berkeley Tower?
Launch material shared with agents points to about AED 5.1 million for a 1,132 sq ft office. Prices vary by floor and view and are confirmed by Ellington at allocation, so ask us for the current price list before you decide.
What is the Berkeley Tower payment plan?
Ellington's plan is 70/30: 20% on booking, four 5% instalments in the first year, six 5% instalments linked to construction progress from 20% to 70%, and 30% on completion.
When is Berkeley Tower handover?
Ellington has not published a fixed date on the project page. Agent material points to 2030–2031, so treat any date as indicative until it appears in your sale agreement.
Are there extra costs when buying a Dubai office?
